Eastern North Carolina. Personally, I find it to be the most depressing place on earth (and economic depression is a major reason) but if you move out there now, maybe 100 mi from the coast, you'll have beachfront property in a couple of decades.

I believe (IIRC) that Mercury does not rotate, so in the twilight area between the frozen side and the cooked side, there's a temperate zone.

Of course there's that "no air, no water" problem.
